5-Step Waterproof Floor Installation Checklist for Mannington: What Your Contractor Needs to Check

If you're a contractor or property manager specifying Mannington waterproof flooring—especially the Adura Max or Rigid Core lines—you already know the product is solid. The question isn't the floor. It's the installation. I've seen too many good products fail because someone skipped a step. This checklist is for the person who needs to make sure it doesn't happen on their watch.

This covers the 5 things I check on every job. I've been reviewing installations for about 4 years, and these are the points that cause the most rework. If you cover these, you're ahead of 90% of the jobs we audit.

Step 1: Substrate Verification (The Most Ignored Step)

Everything I'd read said subfloor prep is everyone's focus. In practice, it's the first thing people rush. The conventional wisdom is 'just make sure it's clean and flat.' My experience with over 200 installation reviews suggests otherwise. The single biggest cause of warranty claims we see is substrate moisture, not the floor itself.

Here's what to verify before the first plank is laid:

  • Moisture content: Concrete slabs must be below 5% moisture content per ASTM F2170. If you're using a calcium chloride test, the target is under 8 lbs per 1,000 sq ft per 24 hours. Do not skip this. I reviewed a job in Q1 2024 where the installer assumed the slab was 'dry enough.' The moisture reading was 12%. The floor failed within 6 months.
  • Flatness: Mannington's spec is 3/16 inch in 10 feet for LVT. Anything beyond that requires self-leveling compound. We rejected a batch of 50,000 sq ft in 2023 because the GC insisted a 3/8 inch dip was 'within industry standard.' It wasn't. Normal tolerance for LVT is much tighter than for carpet.
  • Cracks and joints: All cracks wider than 1/8 inch need filling. Control joints need a flexible sealant, not rigid filler. I've seen control joints crack through LVT planks in under a year because someone used the wrong filler.

Check point: Ask your installer for the moisture test results in writing. If they can't produce them, stop the job.

Step 2: Acclimation Timing (Not the 48-Hour Rule You Think)

Mannington recommends acclimating the flooring for 48 hours in the installation space. But here's the part most people miss: the room temperature needs to be at a stable 65-85°F for the full 48 hours. Not 40 hours. Not 'we'll turn the HVAC on the day before.' If the space isn't climate-controlled during acclimation, the planks haven't actually adjusted.

I want to say we saw this issue on about 30% of the rush jobs we audited in 2023. The installer would drop the boxes on Thursday, start installing Friday, and wonder why the planks didn't lock together properly. The answer: the planks were still contracting from the temperature difference.

Check point: The boxes should be opened, the planks spread out or stacked with spacers, and the HVAC running continuously. Not intermittent.

Step 3: Expansion Gap Calculation (Bigger Than You'd Think)

Mannington's waterproof LVT has a coefficient of thermal expansion. It moves. The standard expansion gap is 1/4 inch for rooms under 40 feet in any direction. But for long hallways or rooms over 40 feet—plus, for sun-exposed areas like a south-facing sunroom—I'd bump that to 3/8 inch. Actually, 1/2 inch if the room has radiant heating. The floor expands more than you'd expect. I've seen a job where the expansion gap was too small, and the floor buckled within a month. The worst part? The installer had to redo 8,000 sq ft.

Also: transition strips. Every doorway that transitions from a Mannington waterproof floor to another surface needs a T-molding. No exceptions. I know it looks cleaner without it. I've been told that. The issue isn't aesthetics; it's the floor expanding and not having anywhere to go.

Check point: Measure the expansion gap in multiple spots with a feeler gauge after the first row is laid. It's the only way to be sure.

Step 4: Locking System Verification (The 'Click' Test)

This is the most hands-on check. Mannington's locking system (their Uniclic or similar) requires a specific angle for engagement. If the installer is tapping the planks together with a block and hammer—or worse, without a block—stop them. Every single time. The tapping damages the locking profile, and the floor will separate at the joint within a year.

I ran a blind test with our quality team back in 2022: same Mannington Adura Max planks, installed by two different crews. One crew used the correct angle and only hand pressure. The other used a tapping block 'just to be sure.' 80% of our team identified the tapped installation as 'less professional' just by feeling the joints. The cost difference was zero. The technique difference was everything.

Check point: The first five rows should be installable with only hand pressure. If someone is using a mallet on the first row, the subfloor is uneven, or the planks haven't acclimated.

Step 5: Final Inspection and Cleanup (Don't Let the Installer Leave)

I'm not sure why, but installers love to leave right after laying the last plank. Don't let them. Here's what needs to happen before payment:

  • Visual check for lippage: Run your hand across seams. Any height difference over 1/32 inch is a reject. That's about the thickness of a credit card.
  • Waste calculation: Mannington recommends 5-10% waste for LVT installations depending on the layout. If the installer used 20% and 'donated' the extra to your garage, that's on you.
  • Warranty registration: Mannington requires registration within 30 days of installation for the warranty to be valid. If your installer says they'll handle it, get the confirmation number. We've had to chase contractors for this. It's a headache.

Honestly, I'm not sure why the final check is the most commonly skipped step. My best guess is everyone is tired and wants to be done. But that 10-minute walk-through can save a $15,000 redo.

What Not to Do

A few things I see on almost every failed installation:

  • Don't install over existing flooring unless it's a floating system over an approved underlayment. I saw a job where they installed Mannington LVT over old sheet vinyl. The old vinyl had a soft backing. The locking system failed in 8 months.
  • Don't use the wrong underlayment. Mannington's waterproof LVT is designed for specific vapor barriers and underlayments. Using a 6-mil poly sheet when they specify an 8-mil can void the warranty. The cost difference is negligible—like $40 per 1,000 sq ft.
  • Don't assume 'waterproof' means you can ignore gaps. The floor is waterproof. The subfloor isn't. If water gets under the floor through a gap in the baseboard or an unsealed pipe penetration, you still have a subfloor problem.

Bottom line: A Mannington waterproof floor is a great product—one of the widest selections of LVT, with solid warranties and proven durability—but the installation is where the value lives or dies. This checklist isn't exhaustive, but it covers the 5 points that cause the most problems in my experience. Follow it, and you'll save the cost of a redo. That's a bet I'd take.
