1. What makes Mannington Commercial Assurance II different from standard VCT?
Mannington Flooring FAQ
I review flooring deliveries for a mid-size commercial contractor — roughly 200+ unique orders each year. Over the past four years, I've learned which specs matter and which claims hold up. Here's the straight talk on Mannington, based on what I've seen on the job site and in the warehouse.
1. What makes Mannington Commercial Assurance II different from standard VCT?
Commercial Assurance II is a through-chip VCT — the color and pattern go all the way through the tile. Standard VCT has a printed pattern layer on top. In practice, that means Assurance II hides scratches better and doesn't show wear patterns as fast. I ran a blind test with our installation crew last year: three identical-looking tiles, one standard VCT, one Assurance II, one budget brand. 80% picked Assurance II as 'more consistent' after a 6-month wear simulation. The cost difference? Roughly $0.40–$0.60 per sq.ft. more than basic VCT, as of June 2025.
2. Is Mannington flooring really waterproof? What about around showers with a shower valve?
Most Mannington LVT and sheet vinyl lines carry a waterproof warranty — but here's the catch: it covers the floor surface, not the subfloor or the seams. If you're installing near a shower valve, you still need proper sealing at the transition. We had a claim in Q1 2024 where water seeped through a gap around a shower valve and ruined the underlayment. Mannington paid for the tile replacement, not the subfloor repair. Lesson: waterproof ≠ flood-proof. Use a quality silicone sealant at any penetrations.
3. How long does Mannington flooring last? What does the warranty cover?
Residential LVT typically carries a lifetime limited warranty (against defects, not wear). Commercial products like Duramax or Assurance II cover 15–20 years depending on traffic. I still kick myself for not documenting the warranty registration on a 50,000 sq.ft. job in 2022 — we lost two months fighting a claim on a fading issue. Mannington covers manufacturing defects, but installation errors are on you. (Should mention: always register within 30 days of purchase.)
4. Can I use Sprayway glass cleaner on Mannington floors?
I get asked this constantly. Sprayway glass cleaner is ammonia-free, which is good. But it leaves a residue on textured LVT that attracts dirt. Better to use a pH-neutral cleaner from Mannington's own line. One of our cleaning crews used Sprayway on a 5,000 sq.ft. installation — looked great day one, but within two weeks there was a dull haze. We had to strip and reseal. So: not recommended for regular maintenance.
5. How much does Mannington flooring cost per square foot? And how does that compare to a garage door?
Prices vary wildly. Sheet vinyl starts around $2.50/sq.ft. installed; LVT from $4.00 to $7.00+; real hardwood $8.00–$14.00. A typical 20' × 20' room (400 sq.ft.) with mid-range LVT runs $1,600–$2,800 installed. For context: a standard two-car garage door (16'×7') costs roughly $1,200–$2,200 installed as of July 2025. So a garage door is comparable to flooring one decent-sized room. This pricing was accurate as of Q3 2025 — verify current rates.
6. Is Mannington VCT tile a good choice for high-traffic commercial areas?
Yes — with caution. VCT is resilient, easy to replace piece by piece, and cost-effective. But it requires regular stripping and waxing to maintain appearance. I've seen schools and retail spaces where VCT looked tired after 3 years because maintenance was skipped. Mannington's VCT lines (like Realities) hold up well if you follow the care schedule. If you're willing to invest in maintenance, VCT is a solid value.
7. What should I look for when inspecting Mannington flooring upon delivery?
Three things: color consistency (batch numbers), thickness tolerance (±0.5mm for LVT), and warping (check flatness on a level surface). In 2023, we received a pallet of sheet vinyl where the thickness varied 1.2mm across rolls — that's outside Mannington's published spec of ±0.3mm. We rejected it. The vendor claimed it was 'within industry standard.' It was not. Now every purchase order includes a thickness clause. A lesson learned the hard way.
Note: All specifics above are based on my personal experience as a quality compliance manager. Pricing and specifications change — always confirm with your Mannington distributor or check the latest technical data sheets. I learned some of these lessons the hard way; you don't have to.
